In January 2017 we were appointed to produce a scheme to maximise the vacant areas of the existing public house building. A planning application was submitted in March 2017 for the reconfiguration of the ground floor public house and conversion of upper floors into 4 self-contained apartments. The scheme was refused in June 2017 on the grounds of noise & disturbance from the PH and internal space, private garden, legible entrance & parking.

The application refusal was overturned and won on appeal in February 2018! The planning inspectorate agreed that each unit met or exceeded minimum floor space requirements and could be upgraded to minimise noise disturbance, suitable access to the upper floors was already being utilised via an existing pedestrian access to the rear, and the site was in an accessible location in central Braintree and therefore a car free development was deemed to be acceptable. Also, the nature of development being ‘non-family’ accommodation meant limited external space for sitting out and hanging washing was sufficient.
